BESA Building & Groundworks is a trading name of Syre Gjoka, a sole trader providing drainage, groundworks and building services across Dorset, Hampshire, Somerset, Devon and the wider South West and South of England.
Quotes provided over the phone, by message, or via our website enquiry form are estimates based on the information you give us. The final price may change if, once we're on site or have carried out a survey, the actual scope of work differs from what was described — for example, if a CCTV survey reveals root ingress or a collapsed pipe. Where this happens, we'll always explain what we've found and agree a separate price with you before doing any further work.
Our advertised £200 CCTV survey and blocked drain price is a fixed price for the survey, written report, and unblock, provided the blockage can be cleared without further repair work. It is not a call-out fee with additional hourly charges.
Bookings are confirmed by phone, WhatsApp, email, or through our website. If you need to cancel or rearrange, please give us as much notice as possible. Repeated late cancellations or no-shows may result in us being unable to offer future appointments.
Payment terms will be agreed with you before or at the time of the job, depending on the type and size of work. For larger groundworks and building projects, we may request a deposit before starting and staged payments as work progresses — this will always be agreed with you in advance and in writing.
Structural drainage lining and repair work carried out by us is covered by a 10-year guarantee against defects in our workmanship, from the date the work is completed. This guarantee doesn't cover damage caused by third parties, other trades, ground movement unrelated to our work, or misuse. It is provided in addition to your statutory rights as a consumer and does not affect them.
You're responsible for ensuring we have reasonable access to the property and work area, and for telling us about anything relevant to the job — underground services, boundary disputes, access restrictions, or similar — before work begins. We'll take reasonable care to protect your property while working, but can't be held responsible for pre-existing damage, or damage to underground services that weren't disclosed to us or weren't reasonably identifiable.
We carry public liability insurance for the work we carry out. Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for fraud.
If you're a consumer (not a business) based in the UK, you have statutory rights under the Consumer Rights Act 2015 and other applicable consumer protection law, including the right to services carried out with reasonable care and skill. Nothing in these terms affects those rights.

These terms are governed by the law of England and Wales, and any disputes will be handled by the courts of England and Wales.
We may update these terms from time to time. The date at the top of this page shows when they were last updated. Terms in effect at the time you book a job will apply to that job.
